Are you planning to do a quick makeover on your home before putting it up for sale or perhaps you’re aiming for a low cost renovation on your investment property? If so, you can’t go past these 7 simple, yet effective, tips for a fast cosmetic lift to your property. Each is aimed at giving you the best visual bang for your buck as well as creating the maximum wow factor for the minimum amount of money invested. They are also based upon giving the market, your buyers, what they want, whilst providing you with the best opportunity to capitalise upon the profit of the sale of your property…which is ultimately what you want.
Painting Walls, Doors and Internal Surfaces
One of the quickest ways to lift the visual appeal and freshen up a home, is to give it a new coat of paint, and this means internal walls, doors, window and door frames, storage cupboards and ceilings. But it can’t be just any paint colour nor just any paint finish to achieve the desired result. In fact, when it comes to deciding on the colour scheme and finishes, it’s vital to not let your personal taste and colour preferences interfere with your choices.
The solution is to Keep It Simple Stupid and this translates to simple neutral colours or a white palate throughout. The best choices are using one of the many shades of off-white matte acrylic paint for the walls and ceilings and a semi-gloss or gloss for the remaining trims. Ensure that the paint job is well executed and free of DIY drips, smudges or over paints, for the greatest impact.
Without a doubt your potential buyers will definitely be keen to see a modern and workable kitchen and this area alone, can add thousands to your sale price. However, kitchen renovations can eat into any makeover budget, so wherever possible, a cosmetic kitchen facelift will be the best choice for your return on your money. This can include new bench tops, wall tiles, splash backs, double sink and repainting cupboard doors. Other low cost improvements include contemporary door handles and fresh tap ware.
On the other hand if no amount of cosmetic wizardry can transform your kitchen into the standard required, you may have no choice but to install a new one. Here the idea is not to go over the top with a custom kitchen, but instead stick to a basic flat-packed laminated version.
The other key area where a good facelift can add thousands to your sale price is the bathroom. Again, to keep things simple, go for a general refurbish by re-spraying the shower, bath and tiles and perhaps install a new vanity to lift the whole feel of the room. Finish the bathroom with new taps, shower screen and mirror for a good finished product.
The key here is to create the impression of spaciousness and calm in the bedrooms, therefore remove all clutter, personal effects and excess furniture and place these in storage. Ensure wardrobe doors are neat and clean or if needed give them a coat of paint too. Also consider if you are able to easily convert an undercover garage or another room in the house into a bedroom, especially if you have a 2 or 3 bedroom home. This step alone will add thousands to your asking price.
Strip back all old carpets or lino and replace with modern carpets as the cheapest way to add lift the property. However, if the property has good timber floors, polish them and leave as is. The exception to the rule is if the boards are in bad condition. At the very least, the entry and living areas should retain the timber floors and bedrooms can be carpeted. Another popular product choice is floating or laminated timber floors. This type of flooring is easy to install and looks better than carpet.
Exterior Walls, Decking and Outdoor Entertaining
In the case of old brick and tile homes, a partial render covering the front of the property will do wonders to the street appeal, otherwise a paint job on the external walls can also have a positive impact. With weatherboard homes, a paint and freshen to boards is the best option. Likewise with decking and entertaining areas.
With gardens often a few new plants, mulch in garden beds and a tidy up are all that is required. However, if the gardens are beyond repair, a complete overhaul will be needed. In this case, strip the garden, leaving established plants in place, install some edging, re-lay some instant lawn, new plants and mulch beds. For added impact some coloured pots and healthy greenery along paths and verandas will work wonders.
Wishing you renovating success.
